Woods at Golden Given

This project was Habitat for Humanity’s first low-impact development (LID) project that contains wetland areas that will be preserved & will have a large common green space in the center of the site that retains many of the existing trees

Tacoma/Pierce County Habitat for Humanity has a unique mission to partner with families in need to build and own simple, decent, affordable homes in safe communities. This 7.3 acre, 30 cottage style home development in south Pierce County Tacoma, WA was designed entirely with pervious concrete that is high in density yet has a low environmental footprint and the first development in Pierce County to utilize the incentives of the Title 18E.65 for affordable housing projects.


The development included a “common house” that can be used for large social events, a sports court, tetherball court, tot lots, a community garden space and a sports field. Some of the LID features include rain gardens to control and infiltrate roof runoff and 50,000 square feet of pervious pavement systems for the drive aisles, parking areas and sidewalks that eliminate the need for storm water facilities to collect, convey, treat and release the storm water runoff.

The standard grey pervious is the main roadway, the red pervious is the parking areas for the community & the gold pervious is the sidewalks for the entire development. Even the tennis court is pervious concrete for a total of 50,000 square feet.
